As we head into peak renovation season, I wanted to post a friendly reminder about the City of Raleigh permit process. Many homeowners assume getting a permit is a stressful, bureaucratic nightmare, but it is actually highly encouraging and designed to keep your family safe.

Whether you are adding a deck, updating a bathroom, or finishing a bonus room, please make sure your contractor is pulling the proper permits. It protects your investment and ensures that everything is done up to current code. Inspections are easy to schedule and the inspectors are there to help, not to catch you in a trap.

Listen up. Permits are not optional. If you are doing structural work or adding a circuit, it is not a DIY job.

Expect a framing inspection to take between three to five days to schedule in Wake County. Hire a licensed trade professional and do not let them tell you a permit is not needed.

Thanks, Marla. I always tell folks in Boylan Heights to weigh the permits against preserving character. Sometimes people try to skirt the city process because they want to rip out original trim or plaster without a lead paint check.

If you work with the inspectors, you can often save those beautiful salvage yard finds while staying entirely code-compliant. It is always worth the extra step to protect the architectural integrity of our older homes.

Skirting permits is a massive financial liability anyway. When you go to sell, any savvy buyer's agent will cross-reference the tax card with reality.

If you have unpermitted square footage, you can expect to pay thousands in retroactive fees, or worse, take a major hit on your list price. It easily adds to your monthly carrying costs if a transaction gets delayed because of title issues and reserve funds get eaten up.

Is the inspection process down here really that smooth? Back in Massachusetts, getting a local inspector out felt like trying to book an audience with the Pope.

Do they actually show up on time in Wake County, or are we looking at waiting weeks for simple plumbing sign-offs?

They show up, Cara. In my experience with rentals in Southeast Raleigh, the inspectors are just doing their jobs to ensure safety.

For minor plumbing or water heater swaps, it is a quick in-and-out. It protects the homeowner and the tenants.
